RICS Home Surveys

Level 1 - Condition Report
 

​The RICS Condition Report should be used for a conventional house, flat or bungalow built from common building materials and in reasonable condition. For a full description of the survey please click here.

Level 2 - HomeBuyer Report with or without Valuation

The RICS Level 2 Survey (with or without valuation), formally known as the HomeBuyer Survey is aimed at properties aging between approximately 1900 - present day. For a full description of the survey please click here.

RICS Valuation Reports

Independent market valuations for Help-to-Buy and Shared Ownership redemption processes

We provide independent RICS regulated inspection and valuation reports for Help-to-Buy and shared ownership redemption. We can also provide you with an independent valuation report to give a better idea of what your property is worth prior to placing it on the market.

 

We cover the majority of the East Midlands including Nottinghamshire, Derbyshire and Leicestershire. We offer a flat fee of £250 (inclusive of VAT) and a turn around time of 3 working days regardless of location or size of your property. We believe that it is important that the services that we provide are carried out by people with local knowledge of your property location, something that national or on-line services cannot provide. We provide our services directly; we do not sell or sub-contract your requirements out to a third party thereby giving you a single point of contact & peace of mind.

Additional services

As a surveyor, I aim to provide quality surveying services to improve your home buying experience. I am keen to discuss any specific concerns you have regarding your potential property purchase including any particular queries you may have about the property or home-buying process. I am more than happy to include telephone contact pre and/or post inspection to allow for specific concerns to be raised and provide initial feedback following the survey.

Additional services can be arranged including:

  • Pole camera inspection providing high definition images of high-level surfaces (chimneys, roof surface, guttering, etc);
  • Additional market valuation for the Level 2 survey;
  • A fast turn around report delivered within 24 hours of the inspection for when time is of the essence;
  • A paper hard copy of the report, for those of us who prefer a physical copy as well a digital copy.

About me

Having graduated university in 2002 with a BSc (Hons) I have worked in construction and surveying for over 20 years, during which time I also took a career break to complete a specialist Masters degree in Building Surveying in 2015. I believe that my construction site-based experience gives me an increased knowledge of building technology, along with an insight into the practicalities of construction and where defects can arise. I am an independent, sole trader surveyor, which I believe allows me to control my workflow and provide more focus on each individual survey. Many corporate surveying companies push their surveyors to complete a high workload within a tight time frame, which reduces the available time spent on each inspection and report. This increases the likelihood of mistakes being made which can, ultimately, lead to expense for you, the customer.

Why Use an RICS Registered Valuer?

First & foremost you have the assurance that the valuation will be carried out by a person who follows the strict RICS processes & standards applicable to the property valuation process as laid out within the RICS 'red book'.

It is important to remember that the best valuation of your property is NOT the highest valuation. The best valuation will always be a fair & objective valuation. The best property valuation is less likely to be challenged or be a source of conflict.

 Be Aware of Poor Valuation Services

Of late there has been a rise in so called FREE valuation services on-line. In our experience many if not all of these services simply provide you with an 'estimate' based on local property sales data. Even this so called FREE valuation estimate comes at a cost of you handing over both your personal e-mail address, contact number & your agreement to be contacted by members of what in effect is a sales gateway for a raft of property services.
